Sant Helena Subdivision
The owners' intention to transform the Santa Helena farm from a rural to an urban area was born long ago, but it was not until 2010 that the first real methodological research began to initiate this process.
Our office has studied and proposed several intervention strategies in the region in recent years. Since 2013, the operational strategy implemented in the area includes several fronts, although constantly evolving:
1. Maintain existing natural systems and transform them into elements of future urbanization by increasing ecological corridors, neighborhood gardens, parks and sports areas.
2. Provide an institutional core for the insertion, over time, of public services to citizens, by giving a vocation to the city center, with squares, meeting places, etc.
3. Provide planned strategic commercial zones to commercially exploit most of the low-lying areas of the territory.
4. Create residential areas adjacent to the most valued areas, multi-family, 3 to 4 stories, of high aesthetic value, but accessible to middle-income classes.
5. Road infrastructure for cars, buses, as well as cycle and pedestrian paths integrated into the urban fabric, green spaces, services and commerce. Such infrastructure will be inserted as much as possible into the existing network outside the territory.
6. Create small “gated communities” for areas far from the new city center, thus creating more demand for services and commerce.
7. Inclusion of major commercial brands, such as supermarkets and supermarkets, in the commercial area, attracting demand for other services.
